In execution of a Deed of Trust dated April 17, 2024, recorded in the Clerk’s Office of the Circuit Court for Craig County, Virginia, as Instrument No. 240000203, the Trustee will offer the above-described property for sale to the highest bidder at public auction on January 22, 2025 at 10:00 am, at the Craig County Circuit Court, 182 Main Street, Suite 4, New Castle, Virginia 24127.
All that certain lot or parcel of land situate in the County of Craig, Commonwealth of Virginia, and being more particularly described as follows:
Beginning at a ½” by 30” iron reinforcing rod with aluminum cap, approximately 1106 feet southeast of Route 311, a common corner with George P. and Sandra C. Jones. Thence, S. 60° 56’ 25” W., 4101 feet a Common line with Jones to a White Pine on line; thence, S. 60° 56’ 25” W., 374.60 feet continuing & common line with Jones to a ½” by 30” iron reinforcing rod with aluminum cap, a common corner with jones; thence, N. 13° 55’ 20” W., 216.21 feet to a ½” by 30” iron reinforcing rod with aluminum cap: thence, N. 60° 56’ 25” E., 358.96 feet down a slope, crossing an overhead electric line to a ½” by 30” iron reinforcing rod with aluminum cap; thence S. 29° 06’ 40” E., 208.71 feet to the point of beginning; and Being a 1.86 acre tract of land described on a plat or map by Mountain Top Surveyors, Inc., dated April 5, 1985, recorded in the Clerk’s Office of the Circuit Court for the County of Craig, Virginia in Deed Book 61, page 430.
TOGETHER WITH a 15 foot road right-of-way or easement leading from Route 311 through the grantor’s remaining property to and through this property thereby giving access to the grantee herein as well as access established for George P. Jones and Sandra C. Jones by deed recorded in the aforementioned Clerk’s Office in Deed Book 61, Page 423.
TOGETHER WITH those water rights as set out in Deed of Easement dated June 16, 1994, recorded in the aforesaid Clerk’s Office in Deed Book 91, page 292.
Date of Sale: Wednesday, January 22, 2025 at 10:00 am outside the Craig County Circuit Court, 182 Main Street, Suite 4, New Castle, VA 24127.
Terms: CASH; a deposit in the form of certified funds in the amount of $10,000 or 10% of the sale price, whichever is lower. Settlement within thirty (30) days of date of sale. Time is of the essence.
OPTIONS:
- All costs of conveyance, examination of title, recording charges, etc. will be at cost of purchaser with the exception of the grantor’s tax. Neither the Trustee nor any other party guarantees or covenants to deliver or in any way to obtain possession of the premises for any third-party purchaser.
- The Trustee reserves the right to reject all bids, extend the time to receive bids or withdraw the property from sale at any time. In addition, should the Trustee be unable, for any reason, in its sole discretion, to convey title, the successful bidder’s sole remedy in law or equity shall be the return of his deposit. Upon refund of the deposit, the sale shall be void and of no effect.
Additional terms may be announced at the time of the sale. The Trustee will convey the above-described property to the purchaser(s) by Special Warranty deed at settlement and makes no additional representations or warranties of any kind regarding the title to said property.
